GROUND FLOOR:
ENTRANCE
Before you walk through the gate that leads to the front door you first come to the driveway where you can easily park 4 or 5 cars. Through a gate or the large double gate you walk to the front door which opens into the hall. Here your eye immediately catches the impressive wooden loft and the old-fashioned tile floor that fits this farmhouse perfectly.
KITCHEN
The kitchen is the next room you enter and can rightly be called a living kitchen! You can easily accommodate a large family here and if you have a party you can invite a lot of guests. You can cook on a four-burner electric stove and the hood is concealed in a chimney. There is also a combination oven, a dishwasher (replaced in 2021) and a refrigerator. The gray tiled floor has underfloor heating and in one corner there is a wood-burning stove that spreads pleasant warmth in addition to creating a nice atmosphere. The kitchen is at the front of the house and therefore the windows are extra insulated (subsidized from the province) so that no traffic can be heard inside at all.
Behind the kitchen is a very convenient utility room where there is room for a freezer, an extra refrigerator and the white goods connections.
LIVING ROOM
The living room is located in the middle of the house, between the kitchen and the conservatory. In one corner is a fixed cupboard with desk made so you have a nice workspace here. The living room is very spacious, because this used to be the stables, and so you have several opportunities to create a nice sitting area or a nice play area for the children. The living room also has underfloor heating. Through double doors you walk into the garden. Next to the living room is an extra room which is currently arranged as a bedroom. This room has a large Velux skylight so there is always plenty of daylight coming in. Behind a door is the technical area with the Vaillant boiler (2012) and the distributor of the underfloor heating. Next to the bedroom is a toilet room.
SERRE
The best part of the house is undoubtedly this beautiful conservatory! Built in an A-frame with many windows so that as much daylight as possible falls inside and you have views on all sides over your own garden and meadows. In the room there is a so-called CV stove which thus not only provides pleasant warmth but also heats the tap water and shower. Through two double doors and a side door you have direct access to the garden. On the outside next to the conservatory is a technical room with the two heat pumps and the 2 in 1 integraboiler with 150 liters of tap water and 350 liters of heating water.
BATHROOM
The bathroom is located on the first floor and features a walk-in shower with a rain shower, a double sink and a wall-mounted toilet. There is a ventilation grid in the window that provides necessary ventilation.
FLOOR:
Through the wooden staircase in the entrance, you first come to the loft. Here is a lot of storage space available under the sloping part of the roof. What immediately stands out on the upper floor are the rafters which are all left in sight. This not only gives a rural atmosphere to the floor but also provides a spacious feeling and high ceilings.
BEDROOMS
There are three bedrooms present on the floor. The largest bedroom is located at the front. This master bedroom has a dormer, a fixed air conditioning unit and a walk-in closet. The other two bedrooms are on the back of the house and both also have a dormer. All bedrooms have storage space created under the sloping part of the roof.
SHED/STABLES:
On the left side behind the house is a large barn that is divided into several areas. First you have a shed with lighting and next to it is a larger space where you can drive a tractor or other machinery inside. Also here is the workshop and a lockable room where you can put valuable tools or machines. The whole barn has lighting and its own meter box. There is an additional distributor for the solar panels that are on the roof.
Opposite the barn are the two horse stables with automatic drinking troughs, a cover and a feed pen. Through the paddock you have access to the walk-in stable and the chicken coop.
GARDEN:
At the very back of the plot are the two pastures, these have recently been given a new fence. The pastures are accessible through the paddock. The horses here always have access to a walk-in stable with a rubber floor so they can always stand dry and sheltered and also through the paddock they can enter the two stables. These can be closed with a door. Next to the paddock is the riding arena of 20x40 meters illuminated by four lampposts with LED lights. In the rest of the garden you will find another vegetable garden with a small greenhouse, several fruit trees, two groundwater pumps, one with a wooden well house and a gazebo that is also used as storage.
To the left of the house is another storage area for wood and here there is also more than enough space to park, for example, a horse trailer or agricultural machinery. This area can be closed on both sides with a double gate.

The state of maintenance of the house is excellent. The house is always well maintained and serviced where necessary. In 2023/2024 the exterior window frames on the first floor were repainted and the wooden shutters were renewed. The small window next to front door and the window in the utility room were also recently renewed.
HEATING & INSULATION:
Heating is provided by a 2012 Vaillant central heating boiler combined with two heat pumps, three solar collectors, a central heating stove and a wood stove. The entire ground floor has underfloor heating with the exception of the utility room and the conservatory. The roof is extra post-insulated and all windows are double-glazed.
LOCATION:
The house is located in the outskirts of Meijel on the main road and within cycling distance of the center.
